Quoting software for commercial cleaning companies
Draw the floor plate once. The service prices on the area, the detail on the fixtures and the run, and the minimum applies where it bites.
Measured in: Floor area for the service, a count for fixtures and glass, linear feet of baseboard, and a minimum charge on every recurring row.
The minimum is the price on half the jobs you quote
Every recurring row in this book carries a minimum charge, and on a small suite the measurement never gets to decide anything. That is not a rounding: it is the floor below which sending somebody out stops being worth doing, and a cleaner who quotes a small office on rate alone is paying for the privilege of driving there.
Per visit and per month are different numbers to sell
A building manager signs a monthly figure and compares it to the one they have. A nightly contract is twenty-one or twenty-two visits a month, not twenty, and over a year the difference is roughly two weeks of work. Price the visit, then show the month.
What does not scale with the floor
Restroom fixtures, interior glass and baseboard detail are counted and run, not spread over the square footage — a building with eight restroom fixtures and 3,000 square feet is a different evening from one with two. Carrying them as their own lines is what makes a renewal arguable instead of a percentage.
The price book this trade starts with
Every row below is seeded into a new commercial cleaning account on the day it is created, with these rates. They are realistic US mid-market numbers for 2026 and they are the first thing you would change -- but nobody starts from a blank page, and nothing on this site is a figure invented for a landing page.

And the systems built out of it
A system is what the shop sells; the rows above are what it is made of. Put one on a shape and every line below lands on the quote at once, each on its own measurement.
